First tip to you:

While in school, start saving a realtor start-up fund!

You are going to need the cash readily available before you are qualified to sell. I will share my costs and when things were paid so you can budget accordingly.

Yeah, the money part is rough; however, now I “have skin in the game” so being lazy isn’t an option.

Here’s what I’ve done so far..

$$ -> August 2023 started NJ Real Estate schooling – $355+, and the book cost $35’ish
..while I was in school, I heard Keller Williams started their own school which I believe costs $0. I will find a link if you want to peek into it further, e-mail me.

Scheduled my state test minutes after passing my school test.

$$ -> Testing for the NJ Real Estate Commission – $35’ish

Scheduled my fingerprints minutes after passing my state test.

$$ -> November 28th Background Fingerprints – a bit under $70

Waited and Waited and..

They said 2-weeks to process my fingerprints; yet, someone dropped the ball. I realize the holidays, several agencies, blah blah blah – it took for—ever!

Waited and waited for whatever fingerprint processing glitch to be corrected.

Friday, January 19th 2024 finally received my, “CONGRATULATIONS, your license is ACTIVE… WELCOME TO KW CHERRY HILL!!!” email.

$$ -> Paid for my active license – $165’ish

Told to join a Realtor board within 30-days, because… even with my schooling, my New Jersey license, and being hired by Keller Williams — I cannot call myself a REALTOR® until I join the REALTOR® board — the board owns the word REALTOR® I will just lease the right to use it.

Wednesday, January 31st : Joined Challenge + Created the page you’re reading now and filled in the backstory details on the 2nd of February.

Day One

Updating My Referrals, My KW and Marketing Profiles

  •  Updated my Referral Bio, which other realtors will read to determine if they are going to send me a referral.

Day One done; except, a head shot, plus I need to make my X account professional looking.

X: It’s nice to breathe life into my old Twitter account, it’s been pretty much abandoned for years.

Headshots: I met Rudy, a Milltown NJ photographer, who came into the school to take photos of our training session. He’s always posting about his own workouts and Murphs, and we’ve kept in touch via commenting on each other’s posts on Instagram. I will hire him for my headshots.

I have perfected my sweaty look, and my Casual Kimmie look, but not my business look. Played with headshot looks using AI and one of my gym photos. With every change, AI got rid of my actual face -LOL- but it nailed the clothes and feminine hair. Nice.

Will also start a Pinterest board so I can gather style inspiration; will link to it when it’s live.

Tomorrow I will begin to research a MLS that is more Central/North Jersey. My broker is in Marlton, New Jersey but I’ll be working about 40-minutes north of them.

Didn’t want to research it today.. the price of joining the Realtor board -ouch!!- tomorrow the sting will subside a bit .. hopefully.

Video didn’t have tasks for me; he gave a helpful tour of the Command program.

Read an interesting fact on one of the pages. It said 93% of homebuyers say they would work with their realtors again; yet, only 13% do. Note to self.. keep in touch other, helpful ways so they remember me.

Spent most of the day designing St Patrick’s Day t-shirt graphics to upload to Teed Designs ebay and Etsy shops.

Sunday, February 4th:

$$ -> Secured two domains : kimberlyteed.realtor & teed.realtor $35.95 . one came free for the first year with my National Association of Realtors membership.

No sure what I’m going to do with them, if anything. For now, they forward to this domain.

And, I applied for the Bright MLS .. awaiting my broker to confirm my information. But! It doesn’t cover Middlesex County; need to locate that area’s MLS.

I attended but my Bright MLS application wasn’t approved. No biggie.. was worth a listen.

Day 4

KW Command 66 Day Challenge | Adding Contacts to Command in Bulk Using the Command App

He explained adding my cell’s contacts to the KW app. Super easy. But! All of my contacts are pre-realtor days — bulk uploading is not in my future. Good feature, but…

These two things are it for my realtor tasks for the day. Will spend the rest of the evening creating St Patrick’s day graphic tees for Teed Designs.
